Overview:

The 12-acre site is strategically located within Doncaster city centre, in close proximity to the established retail core. Previously comprising a fragmented mix of office, retail, showroom, light industrial and surface parking uses, the site presented a significant masterplanning opportunity.

Following a comprehensive planning strategy review, a coordinated masterplan was developed to rationalise land use and optimise density across the site. Planning consent was secured for a 268,000 sq ft mixed-use scheme incorporating retail, office accommodation, showroom space and structured parking, creating a more coherent and commercially aligned urban quarter.

Subsequent planning work progressed the repositioning of the wider scheme to incorporate complementary retail, leisure and hotel uses, strengthening the site’s role within the city centre and enhancing its long-term regeneration potential.
