The 11-acre land parcel is strategically located within Hull City Centre and was previously allocated for a football stadium, retail, and associated parking uses.

Valad identified the opportunity to reposition the site through a comprehensive review of planning policy, market demand and development potential. A series of feasibility studies and detailed development and investment appraisals were undertaken to assess optimal land use and scheme viability.

A comprehensive planning strategy were subsequently prepared to support a revised vision for the site, positioning the asset to respond more effectively to market fundamentals and long-term regeneration objectives.
